In September, 2014 we are particularly looking for professional, pleasant to deal with principal buyers (not brokers or buyer representatives please) for turnkey investment properties in Missouri, Texas, Indiana, California and Phoenix, Arizona.  The principal buyer has transactional track records and is happy to be vetted and prove it.

   

In September, 2014 we are particularly looking for professional, pleasant to deal with principal sellers (not brokers or sellers' representatives please) for bulk turnkey investment properties in Houston, Chicago, Atlanta, south Florida, Saint Louis, Kansas City and Cincitati.

 

In September, 2014 we have off market class "A-" apartment complexes for sale and apartment buildings for sale in AR, FL, LA, MI, OH, TN, Phoenix and primarily TX for principal buyers (not brokers or buyer representatives please).

  

In September, 2014 we are particularly looking for well qualified principal buyers (not brokers or buyer representatives please) of SFR non-performing notes nationwide.  These non performing notes are for houses up to $150,000 current BPO and are selling for 40 - 50% of current BPO based on their price range and market.  BPO's have been done within approximately the last two months.  A twenty-two column spread sheet with all the pertinent data is available via secure drop box.  A property history file is included for each note.   Most of the houses will be vacant.  Some will be occupied by the mortgagee or a renter.  The inventory can be "cherry picked".  The seller is the owner of record.  Principal buyers must have a transactional track record of buying SFR non-performing notes.  We closed 369 NPN in 28 states for $3.2M with this seller.  Myself, the supplier and the seller are the same entities for the NPN's above.  $1M minimum purchase.
